The Vision Into Sunlight




Occasionally, this beautiful little mountain town expands, and locals can witness a brand-new neighborhood being born. For 15 years, The Sunlight community has been in the planning stages. Six locals, calling Steamboat Springs their home for a combined 180 years, are finally making the Sunlight vision a reality.

COMMUNITY
Sunlight's location is unique with tranquil, sweeping panoramic views, elevated well above the valley floor, and minutes to downtown at only 8/10s of a mile from the library. Land contours are gently sloping with mainly southwest orientation where we envision attractive homes with intentionally placed windows to capture the surrounding picturesque mountains. The Sunlight neighborhood lives up to its name with all day, energy-saving passive gains, supplying natural warmth throughout the cold winter months. When this development is complete, residents will enjoy over 2 miles of concrete sidewalks with additional bonus soft surface walking trails and extensive, tree-lined streetscapes. Trails will lead residents around and through the open space or to a private and leash-free dog park for our four legged buddies. Residents will also enjoy meeting friends and watching the kids play, in the manicured park, complete with pedestrian walking paths. Take a short walk to the elevated viewing area to watch fireworks, or take in the beauty of Steamboat Springs. The entire Sunlight community will be connected via concrete sidewalks fronting every home, connecting down the hill to Hwy 40, and the "free-to-ride", hybrid bus system. Sidewalks will be cleaned every significant snowfall. Imagine getting a jump start on a champagne powder day, while other residents of Steamboat are starting their snow blowers! We envision this as a great way to maximize street appeal and convenience, with minimal home owner effort. There will be no HOA dues until after January 1st, 2020.

RESIDENCES
At the time each home is built, it is our vision to encourage all home owners to invest the time to develop their lot with a vision for the community, as a whole, in mind. For instance, front yards of each home will be an extension of a professionally landscaped streetscape, giving the home owner the opportunity to create a consistent and appealing community aesthetic by planning, then executing, an appealing, professional standard landscape. Every home will have the ability to have a fenced in back yard, creating a haven for enjoying BBQ's, playing with your pet, gardening, or working on hobbies. Fencing style will be consistent and attractive throughout the neighborhood. No fencing will be allowed in the front yard. Every home will be required to have a garage large enough to park two vehicles, with ample storage space. This will keep the area neighborhood free of personal items visual to the street. Through use of design guidelines, we will encourage residents to create front porches and/or appealing street side elevations. We envision many styles of homes including mountain-contemporary, craftsman, modern and western style homes and will encourage owners to be creative in the design of their home, with an emphasis on low maintenance, yet attractive to the eye. Home sizes are to be a minimum of 1000 sq ft and we expect homes of many different sizes and shapes. We believe character is much more important than the size! The future is bright for the new residents of Sunlight, and is certain to be a charming place of community, convenience, and character...Steamboat style!
